PROJECT: 4909 WEST PENSACOLA AVENUE





Demolition work has begun on our next project located at 4909 West Pensacola Avenue in the Portage Park neighborhood.  This house is located just south of Montrose Avenue behind the St. Johns Lutheran Church & School.   Pensacola Avenue has a uniform front yard setback for the homes so this makes the street have a suburban type feel all within a great urban nexus. An excellent location which is only a few block walk to the Metra and CTA Blueline stations, Six Corners shopping and many restaurants.

The existing two story cottage style house has a brick exterior with a handsome, rusticated block base and is situated on a 35' wide lot. Although we will be doing a full renovation we will be keeping the size of the existing footprint without any side or rear additions.  A slightly different project model to what we have done on our past projects.  The compact and efficient floor plan will still have four Bedrooms, 3.5 Bathrooms, Living Room, Dining Room, Kitchen, Mudroom, Office, Lower Level Family Room and Laundry / Utility Room.  An front porch and  rear open deck will add great outdoor entertaining areas.  A fenced and landscaped yard with two car garage are added features.  A mature maple tree in the back yard was extensively pruned of low branches but will still have a large canopy to provide summer shade.

With the demolition phase complete work has started in the basement including a new drain tile and sump pump with an overhead sewer system.   The basement floor has been saw cut to allow for the new drain tile system.  New concrete footings and a steel structural system will be added as well.
