PENSACOLA NEARS COMPLETION

The open front porch is complete.  We used red cedar for the majority of the porch components with a metal grid panel for the railing inserts.  This provides for the required safety barrier but is also very open for un-obstructive views.  A beadboard ceiling was installed for the porch ceiling.  This will be painted white and have cedar trim boards. The cast concrete base blocks were painted gray to provide a uniform contrasting color.  . The large rear deck will be a great area for entertaining and relaxation.  The large maple tree was preserved and pruned.  This tree will provide some summer shade from the southern sun exposure.   rear deck The  four bathrooms have the tile installed on the floors and walls. Exciting to see the large boom truck delivering the drywall sheets into the second floor.......250 sheets later we have all the three levels of rooms and spaces defined.  Drywall taping will be completed next week at which point we will be entering the final stages of the renovation. PENSACOLA CONSTRUCTION PROGRESSING....

A huge amount of construction progress has occurred the last few weeks at 4909 West Pensacola.  A new, 1 1/2" water service supply line was installed from the street and entering into the house at the front of the basement.  This is quite a big project with "earth movers" used to excavate about 10 feet below the street level in order to make the new tap connection to the main, city water line.  At this same time, the existing sewer was also inspected with a camera and was approved for re-use. open kitchen framing with pantry The interior framing has been completed for all three floors.  The first level open floor plan has a front entry, living room, dining room, kitchen, mudroom and small office area.  By only having minimal walls, this will allow for adaptable uses by the new owner.  A ceiling height of 9'-3" makes this compact space seem larger than it's actual footprint.  The second floor was reconfigured to have two front bedrooms, a h...

PROJECT: 4909 WEST PENSACOLA AVENUE

Demolition work has begun on our next project located at 4909 West Pensacola Avenue in the Portage Park neighborhood.  This house is located just south of Montrose Avenue behind the St. Johns Lutheran Church & School.   Pensacola Avenue has a uniform front yard setback for the homes so this makes the street have a suburban type feel all within a great urban nexus. An excellent location which is only a few block walk to the Metra and CTA Blueline stations, Six Corners shopping and many restaurants.   rusticated block base The existing two story cottage style house has a brick exterior with a handsome, rusticated block base and is situated on a 35' wide lot.
